Fibre cement siding, of which James Hardie is the best-known brand, is popular on newer Lower Mainland homes because it is tough, fire-resistant and holds paint well. It is durable, but the finish that gives it its colour is still just paint, and it grows the same algae film as any other siding in our damp climate.

Durable board, delicate finish
Fibre cement itself shrugs off weather, but the baked-on colour coat is what you are actually cleaning, and it can be dulled or damaged by harsh methods. On shaded and north-facing walls, the same green algae film that hits vinyl and stucco settles on Hardie too, along with general grime and the occasional streak from runoff.
So the approach treats the finish gently even though the board underneath is tough. The goal is to lift the growth and grime without scouring the colour coat.
Soft washing is the right method
Hardie board is soft washed: a biodegradable detergent is applied at low pressure, left to break down the algae, and rinsed gently. High pressure is unnecessary and can force water into any gaps at joints and trim, as well as risk marking the finish. The manufacturer's own guidance favours gentle washing over aggressive pressure cleaning.
Applying the solution bottom-up and rinsing top-down keeps the finish even and streak-free, and any caulking or trim details are worked around rather than blasted.
Keeping the colour fresh
Because the growth is killed at the root, a soft-washed Hardie wall stays clean for a good while, with the shaded sides greening up first. Keeping shrubs trimmed back and sprinklers off the walls slows the return, as on any siding.
