Other signs: pressure to decide on the spot, no local presence or references, cash-only with no paperwork, and promises that sound too good, like guaranteeing a perfect result on a decade-old stain sight unseen. Overpromising is its own warning.

How to protect yourself
The defence is simple: ask for proof of insurance, get the scope in writing so quotes compare fairly, and ask how they will clean each surface. Confident, specific answers, soft wash for roof and siding, pressure for concrete, plant protection, downspout flushing, are what you want to hear. Vague or defensive answers are the signal to keep looking.
