Commercial Exterior Cleaning for Strata and Property Managers: What to Know
For a homeowner, exterior cleaning is about curb appeal. For a strata council or property manager, it is also about liability, safety and protecting a shared asset worth millions. A mossy walkway is a slip claim waiting to happen; a neglected building envelope ages faster and reflects on management.
If you are responsible for a strata, a commercial building or a portfolio of rentals, here is how to approach exterior cleaning so it is planned rather than reactive.

It is risk management, not just appearance
Common walkways, entry stairs, parkade ramps and pool decks get slick with moss and algae through our wet season, and a fall on common property is a liability the strata carries. Regular pressure washing of these hard surfaces is one of the cheapest risk controls available.
The building envelope matters too. Algae and grime on siding, soffits and concrete hold moisture and accelerate wear. Keeping them clean is basic asset maintenance that shows up in both depreciation reports and how the property presents to prospective buyers and tenants.

Scope it so quotes are comparable
The most common problem in strata cleaning is quotes that cannot be compared because each vendor assumed a different scope. Before going to bid, list the surfaces and frequency clearly: which walkways and stairwells, how many storeys of siding, parkade floors, underground ramps, entry glass, and how often each is done through the year.
Match method to surface as well. Hard surfaces, concrete walkways, ramps, stairs, take pressure washing. Siding, painted surfaces and roofs take soft washing. A vendor who proposes to pressure wash everything is one to question.

Scheduling around residents and tenants
The logistics are half the job on occupied buildings. Parkade cleaning needs notice and a plan for resident vehicles; walkway cleaning around entrances is best done in low-traffic windows; and signage and communication reduce complaints.
